Why Dholera’s Land Prices Have Skyrocketed: 10X Growth in a Decade

Over the last ten years, the developers have stated about the Dholera Investment Region. This is a part of the Dholera Special Investment Region (DSIR) in Gujarat that has experienced a ten-fold rise in the price of land.

The reason behind these impressive increase is that Dholera is becoming a leading investment center. The main factor has been the establishment and expansion of the region as a smart city. A four-lane (which can be extended to eight lanes) access-controlled expressway that is currently being built. The expressway directly connects Ahmedabad and Dholera and is expected to be completed by 2024. Other than this, it is expected that the Dholera International Airport, a Greenfield airport project near Navagam in Dholera taluka. It will start operations in December 2026 (while there are a few places, that say that the commissioning will take place by December 2025).

The area is not only better connected but also alluring to the manufacturing sector to set up advanced units there. The foremost instance of this could be the Tata Group making ready to start production of a large semiconductor chip fabrication facility (“chip fab”) in Dholera. And in this way, transforming it to be a futuristic industrial hub.

These developments have been accompanied by structures with the government and the private sector members. A specially formed regional development authority is in charge of planning and supervising the DSIR. In tandem with a special purpose vehicle—Dholera Industrial City Development Ltd. (DICDL)—which is the cooperation between the Gujarat state government and the central DMIC Trust. This governance model shows the quality and the extent to which the area is suitable for long-term growth.

To conclude, the cumulative effect of over a decade of infrastructure development, policy decisions favorable to industry. And adept industrial planning has catapulted Dholera from relatively ignored land to luxury real estate – resulting in a dramatic rise in land prices.
