Carpet Area
As per Real Estate Regulatory Authority (RERA), Carpet area refers to the net usable floor area of an apartment excluding the area covered by external walls. In this section, the thickness of the inner walls is not included. Technically, the carpet area is the actual size of the house minus the thickness of the wall.
Any area outside the apartment like a staircase, lift, security room, and many others are excluded from calculating Carpet Area.
What’s included in Carpet Area?
Carpet Area includes Living Room/Hall, Bedroom, Dining Room, Kitchen, Bathroom, Puja Room, Study Room, and Staircase (inside the house).
Built-up Area
Built-Up Area is the gross area of the flat that is measured from the external perimeter wall surfaces. It is the carpet area plus the thickness of the wall and ducts along with the unusable area within the apartment such as dry balcony, beds, etc. The built-up area is always more than the carpet area.
What’s included in Built-up Area?
Built-up Area includes Carpet Area includes Living Room/Hall, Bedroom, Dining Room, Kitchen, Bathroom, Puja Room, Study Room, Staircase (inside the house), Staircase (outside the house), Terrace, and Verandah.
Super Build-Up Area
It refers to the total saleable area under which amenities such as lift shafts, lobby, and corridors are included that are proportionately divided among all flats. It is considered that many of the developers believe super build-up areas must include amenities such as a pool, clubhouse, and garden.
As per the Real Estate Regulatory Authority (RERA), the carpet area and built-up area are added up to be known as super build-up areas along with common areas such as stairs, lobbies, and others.
